When buying a house the buyer should do their research.

The location, of course.

Assess their specific needs for amenity and space: how many bedrooms, size of living areas, usability outdoor areas, etc.

Everyone has differing priorities.

Any property purchase has some compromise.

Not being located exactly where you prefer.

Orientation not perfect.

Internal configuration not ideal.

Some renovation required.

Gardens needing plenty of work.

So everyone has varying needs, and acceptance of what they are willing to compromise.

The buyer puts in the work to do their market research, find what is available and what suits them.

In the end, it is the buyer has the best handle on what any property is worth.
